Bathroom Remodel Cost Considerations in Chicago
The few decisions that move the budget most, and how to read an estimate.

There's no honest single price for a bathroom remodel. Two rooms of the same size can differ several times over in cost depending on what changes and what's found behind the walls. Instead of chasing averages, focus on the decisions that drive scope.
1. Whether fixtures move
Keeping the toilet, tub or shower and sink where they are reuses existing drains and supplies. Moving them means opening floors, rerouting drains and often more permit work. This is usually the largest single cost lever.
2. Conditions behind the finishes
Older homes may have aging supply lines, cast iron drains, uneven framing or water damage. A good estimate explains how discovered conditions will be handled — often with an allowance or change-order process.
3. Shower construction
A prefab base and panel surround is generally simpler than a custom tiled shower with a niche, bench and glass. Waterproofing method and tile size also affect labor.
4. Finish selections
Tile, fixtures, vanity and glass span a wide range. Choosing one or two places to invest — usually the shower and vanity — keeps the rest grounded.
5. Building and logistics
Condo rules, elevator access, parking and debris hauling all take time. So does permit review.
Reading an estimate
- Is the scope written out line by line?
- Are allowances for fixtures and tile clear?
- Who pulls permits?
- What's the payment schedule?
- How are change orders priced?
Get more than one written estimate based on the same scope. If one is far lower, ask what's not included.
